The total area of modern office space in Prague according to the Prague Research Forum (PRF) has reached more than 2.71 million m2 in the end of the second quarter of 2011. Class A Buildings represent 68% of the total area of office and all the rest of it is Class B ones. In the second quarter of 2011 was not completed any office building. In the second half of 2011, PRF expects to complete more than 86 000 “squares” of new office space, approximately another 103 000 under construction is scheduled for completion in 2012.
Gross demand including renegotiations and subleases reached in the last quarter of the volume of 88 thousand square meters, which represents an increase of 3.5% compared with the previous quarter and 80% compared to the second quarter of 2010. The highest volume of leases was held in Prague, in districts Prague 4 and 5, a total of 77% of all transactions per quarter. Among the most notable being the UniCredit Group – BB Center / Philadelphia (26 700 square meters), PwC Czech Republic – City Green Court (11 900) and Bauer Media – Lyra (4900). The total share of renegotiations was 13.5%.
The vacant offices in Prague in the second quarter of 2011 decreased to 11.9%. There are totally about 322 thousand meters square of vacant office space in Prague. The highest rents in the second quarter of 2011 in the city center remained at the level of 20-21 euros per square meter per month. In the Pankrac the rent was around 15-16 euros, in the Angel or Karlin and reached up to 17.50 euros per square meter per month.
